What is a House Kit?
A House Kit is a comprehensive package of all the materials needed to assemble a frame house, delivered as pre-manufactured structural components. Think of it as a construction set: each part is produced in a factory and then assembled on-site following detailed instructions.
Foundation for a House Kit
The choice of foundation for a house kit depends on factors such as the type of house, soil conditions, the load-bearing requirements of the structure and the local climate. Given that house kits typically have a lightweight design, simplified foundations like ground screws can be used. These are much more cost-effective and quicker to install than traditional concrete foundations.
House Kit Delivery
House kits are lightweight structures, so typically a truck with a capacity of up to 5 tons is sufficient for delivery. Unloading is usually done with a crane, but in its absence, all elements can be unloaded manually.
Interior Layout
Internal partitions are not included in the standard house kit. While we provide a suggested layout, you have the flexibility to decide where to place the partitions. If needed, we can also create custom partitions tailored to your specific requirements.

Assembly Process of the House Kit

In this video we show the assembly process of a house kit using a foundation made of 15 geo-screws. Four installers, with no prior experience with house kits, followed the provided instructions and completed the assembly in just 5 working days. Even if you don't have any construction experience, but are familiar with basic tools like a screwdriver and hammer, you can expect to assemble the house in under a week.

      Question and answer
      • What is a House KIt?

        >

A house kit is a collection of structural components designed by professional architect ts and engineers. All parts are manufactured in a factory, assembled according to the plans, and come with a detailed instruction manual for easy assembly.

      • What foundation is required for a House Kit?

        >

Due to the lightweight nature of the structure, several foundation options are available: ✅ Screw piles – the most popular and quickest solution ✅ Pillar foundation – cost-effective for light buildings ✅ Shallow strip foundation – ideal for stable soils ✅ Monolithic slab – recommended for heavier or two-storey houses

      • How is delivery carried out?

        >

The house kit is delivered by a cargo truck with a capacity of up to 5 tons. Unloading is typically done with a crane, but if one is not available, the components can be unloaded manually.

      • How long does the assembly take?

        >

Assembling the house kit is straightforward and doesn’t require professional expertise. In our video, four installers with no prior experience put the house together in just 5 working days. If you have basic skills with a screwdriver and hammer, the construction should take no more than a week.

      • What is the price for House Kits?

        >

The price varies depending on the size, configuration, and materials. We offer a range of kit options, from budget-friendly to premium. For an exact quote, don't hesitate to get in touch with us!

      • Where can the House Kits be delivered?

        >

Delivery is available to EU countries and to regions of Ukraine where active hostilities are not occurring.

      • Is international delivery possible?

        >

Yes, we have a well-established network and partners in Europe, allowing you to purchase house kits in EU countries.

      • Can the layout be changed?

        >

Yes! Internal partitions are not included in the standard kit; we only provide a suggested layout. You have the freedom to decide where to place the walls, and we can manufacture them based on your specific requirements.

      • How many years will the House Kit last?

        >

The building is designed to last 80 years and more, with the exact lifespan depending on factors such as its purpose, maintenance, and environmental conditions.

      • What is the delivery cost within Ukraine?

        >

The delivery cost varies depending on the region. Within the Kyiv region, it’s 50 UAH/km and for locations outside the region it’s 25 UAH/km

      • What is included in the cost of the kit?

        >

The basic kit includes the frame, walls, floor, roof, preliminary finishing, sound insulation, as well as wind and vapor barriers, with provisions for engineering networks.

      • What is the cost of the installation?

        >

The installation fee is 25% of the total kit price. Alternatively, you can assemble the house yourself using the comprehensive instructions we provide upon order confirmation.

      • Is there technical information about the house, and what climate is it suitable for?

        >

We have conducted the research, but we do not provide it. The structural frame of the house is designed by a timber structure engineer

      • What is the insulation material used in a frame house?

        >

For insulation, we use high-quality basalt slabs from IZOVAT, with a minimum density of 30 kg per m³. These slabs provide excellent thermal and sound insulation properties, ensuring maximum comfort and energy efficiency in your home.

      • How long does it take to manufacture and assemble House Kits?

        >

The manufacturing process generally takes 2-3 weeks, during which all components are carefully prepared and ready for assembly. Once the materials are ready, the assembly itself typically takes around 1-2 weeks, depending on the complexity and size of the project.

      • What windows are used in House Kits?

        >

The window features a five-chamber profile (70) with double glazing, ensuring superior insulation and energy efficiency. The double energy-efficient glass helps to maintain optimal indoor temperatures while reducing energy consumption, making it an ideal choice for comfort and sustainability.

      • Is the timber processed?

        >

All timber used in the construction is treated with a combination of fire retardants, antiseptics, and moisture protection agents. This ensures enhanced durability, resistance to fire, and protection against pests and mold, significantly extending the lifespan of the structure.

      • Are your house kits resistant to rodents, insects, or mold?

        >

As part of the house construction, we incorporate a metal mesh into the foundation, with a cell size not exceeding 1 cm. This reinforcement enhances the structural integrity of the foundation, providing additional strength and stability to the entire building.

      • Which engineering systems are included in the basic package?

        >

The basic set does not include the installation of engineering systems, such as plumbing, electrical wiring, or heating.

      • Do you offer a "turnkey" service or just the basic configuration?

        >

Unfortunately, due to a limited number of teams and difficulties with movement across the country, we do not offer engineering and finishing work in house kits. At the moment, this option is only available for individual orders.

      • What type of wood do you use for house kits?

        >

We use planed boards made of kiln-dried pine with a cross-section of 145x45mm.

      • Is it possible to choose a different type of wood or combine several types?

        >

This option is available for custom-designed projects. Unfortunately, for house kits, the wood is provided in a standard type, as the kits are pre-designed with fixed materials to ensure consistency and ease of assembly.

      • Do you handle the installation, or will we need to hire a separate team?

        >

You have the option to either use our professional house kit installation services or take the DIY route, assembling the kit yourself with the detailed, step-by-step instructions we provide.

      • Is it possible to extend or remodel the house later?

        >

Theoretically, it’s possible to do so by carrying out a renovation project, but it’s not recommended, as it could affect the structural integrity of the existing building. However, if you plan to add a floor in the future, we can account for this during the roof design phase when placing your order.

      • Is it possible to choose materials with a special design, such as textured wood?

        >

This option is available for custom projects as well. However, please note that our house kits are standardized, meaning the wood comes in a pre-determined type to ensure consistency and quality across all kits. For unique preferences, we recommend exploring bespoke options or adjustments with our team
